Delaware County — “Delco” to locals — is the densest of the three counties we cover, made up of small boroughs and townships packed tightly against each other in Philadelphia’s inner-ring suburbs. In Media, the county seat, and college-town Swarthmore, most of our work is on tight residential lots with short, narrow driveways set close to the street and to neighboring properties — jobs where precise edge work and careful staging matter as much as the paving itself. Around Newtown Square, we also see larger commercial and corporate-campus parking lots that carry heavy daily traffic and need a more durable base and striping plan than a typical driveway. In Aston, older residential streets and long-established neighborhoods mean a lot of our calls are for driveways that were paved many years ago and are now cracked, faded, or draining poorly rather than brand-new installs.
Because Delaware County’s housing stock and commercial strips are older on average than the newer-construction areas we serve elsewhere, sealcoating and crack or pothole repair make up a bigger share of the work here than fresh installs. The same Mid-Atlantic freeze-thaw pattern applies — repeated winter freezing and thawing works into existing surface cracks and widens them — but on older pavement that’s already lost some flexibility, the damage shows up faster and the repair cadence needs to be tighter to stay ahead of it. The county’s dense grid also means drainage is often a shared concern between a driveway and its neighbor’s, or between a parking lot and the surrounding curb and storm system, so grading has to account for water leaving the property cleanly rather than pooling at a shared property line. Site inspection
We walk the site — a tight borough driveway set close to the street in Media or Swarthmore, or a corporate-campus lot around Newtown Square — and evaluate the existing surface, drainage, and the daily traffic the new pavement has to carry.

Removal & prep
Delaware County’s older asphalt — long-established neighborhoods in Aston and dense borough lots across Delco — is fully removed along with any unstable base material, working carefully within tight lot lines and shared property edges.

Grading & drainage
The surface is graded so water leaves the property cleanly rather than pooling at a shared property line or curb — a real concern in the county’s dense grid where a driveway and its neighbor’s often share the same drainage.

Stone base
A compacted stone base is installed or rebuilt — especially important on Delaware County’s older properties and the clay-heavy Piedmont subsoil, which drains slowly and shifts with the freeze-thaw cycle if the base isn’t built right.

Hot-mix asphalt is laid at a depth suited to the job — a heavier commercial-grade mix for the corporate and retail lots around Newtown Square, standard depth for the borough and township driveways that make up much of our work here.

Rolling & compaction
Professional rollers compact the asphalt into a dense, even surface built to stand up to the steady daily traffic along corridors like Baltimore Pike (Route 1), West Chester Pike (Route 3), and Route 320.

Cleanup & finishing
We clean the site and handle finishing work; code-compliant striping for commercial and corporate-campus lots is scheduled once the asphalt has cured enough to hold a line.

Most residential jobs take one to a few days, and we schedule commercial work around business hours and access. Keep vehicles off for at least 48 hours and follow the aftercare we provide.
