Paving in Townsend, DE

Townsend sits in the far southern reaches of New Castle County, where Route 13 meets Route 71 in a stretch that's still largely rural and agricultural. Farm access roads and equipment lots in this area take a different kind of wear than residential pavement — heavier point loads from tractors and trucks that call for a sturdier base than a typical driveway needs.

At the same time, Townsend's proximity to fast-growing Middletown means new residential development is starting to move in, bringing the same first-time-installation demand we see closer to Middletown itself — fresh subdivisions on newly graded lots where correct base compaction and grading matter more than repair work. Right now our jobs here split between that older agricultural-access paving and the newer residential growth pushing down from the north.

Our Process

How we pave a Townsend driveway or lot

Every job follows the same disciplined sequence — the base and drainage work you can’t see is what keeps the surface you can see from cracking, sinking, or holding water a few winters later.

  1. 1

    Site inspection

We walk the site — a farm access road or equipment lot out in the county’s southern farmland, or a first-time driveway on a freshly graded subdivision lot as new growth pushes down from Middletown — and evaluate the grade, the soil, and the loads it has to carry.

  2. 2

    Removal & prep

New residential jobs are first-time installs with no old asphalt to remove, so prep is about shaping and cleaning the subgrade; on agricultural sites, any failed pavement is removed along with the unstable base beneath it.

  3. 3

    Grading & drainage

On the flat coastal-plain ground here there’s little natural fall, so the surface is graded deliberately to carry water off the pavement and away from buildings — the same care whether it’s a new home’s driveway or a farm equipment yard.

  4. 4

    Stone base

A compacted stone base is installed or rebuilt — and built sturdier for farm access, where tractors and loaded trucks put heavier point loads on the pavement than a passenger car ever would.

  5. 5

    Asphalt installation

Hot-mix asphalt is laid at a depth suited to the job — standard depth for new residential driveways, a heavier structural mix for agricultural roads and equipment lots that see repeated heavy loads.

  6. 6

    Rolling & compaction

Professional rollers compact the asphalt into a dense, even surface — thorough compaction on day one is what protects a new install, and what keeps a farm-access surface from rutting under equipment.

  7. 7

    Cleanup & finishing

We clean the site and handle finishing work; any striping is scheduled once the asphalt has cured enough to hold a line.

  8. 8

    Aftercare

Most residential jobs take one to a few days, and we schedule farm and larger work around access and equipment use. Keep vehicles off for at least 48 hours and follow the aftercare we provide.

Repair, resurface, or replace

The right fix for your driveway

Townsend’s work splits between older agricultural-access paving and the new residential growth pushing down from Middletown — so the right fix depends on whether we’re protecting a fresh install or renewing a farm surface that’s taken years of heavy loads. If the base is sound, you have affordable options; if it’s failing, resurfacing over it only buys a little time before cracks reflect back through. Here’s how we tell the difference on a Townsend property, and what each path means for cost and how long it lasts.

Asphalt driveway repair and patching

Sealcoat & crack fill

The right move for Townsend’s newer subdivision driveways: seal a fresh surface on a regular cycle and fill small cracks early to keep water and road salt out of the base before the freeze-thaw cycle widens them.

Resurface

When a surface is worn but the base is still solid, a new asphalt layer over a prepared surface restores it for far less than a full rebuild — useful on farm lots and roads that are tired but structurally intact.

Replace

Alligator cracking, rutting, or standing water — whether from a first install that wasn’t compacted right or a farm surface worn down by heavy equipment — usually mean the base has failed. We remove and rebuild the base and drainage so the new surface actually lasts.

Maintenance

Keeping Townsend asphalt in shape year-round

Spring

Inspect new driveways and farm-access surfaces for cracks, rutting, and standing water after a winter of plow scraping and road salt, and clear debris from drainage paths so runoff moves off the flat terrain.

Summer

Warm, dry weather is ideal for the first sealcoat on a new install and for crack filling on agricultural lots — sealing early keeps water out of the base before heavier fall harvest-season use.

Fall

Clear leaves and debris from driveway aprons and lot drains, and repair open cracks before the freeze-and-thaw cycle and the first plow pass work them wider.

Winter

Plows and road salt are hard on asphalt edges, and equipment traffic on farm surfaces adds its own wear. Use plastic snow shovels on driveways, not metal blades, and keep harsh deicers off a new surface where you can.

FAQ

Townsend asphalt paving questions

Why do farm access roads need a stronger build than a driveway?

Tractors, loaded trucks, and equipment put far heavier point loads on pavement than a passenger car does, so a farm access road or equipment lot needs a deeper, sturdier stone base and a heavier asphalt mix. Build it like an ordinary driveway and it ruts and breaks up along the edges within a season or two of real use.

Do I need a permit for a driveway entrance on a Townsend-area road?

A new or modified entrance onto a state road like Route 13 requires a DelDOT entrance permit. Worth knowing for the southern New Castle County area: the county puts the responsibility for furnishing and installing the entrance drainage pipe on the property owner, unlike some neighboring counties. We handle the entrance permit and the drainage details as part of the job.

What matters most on a new subdivision driveway here?

Getting the first install right. As growth pushes down from Middletown, most new residential jobs are first-time installs on freshly graded lots, so correct base compaction and grading that carries water away from the house matter more than anything — skip either and problems show up within a year or two rather than after a decade.

When is the best time of year to pave in Delaware?

Late spring through early fall. Warm, dry conditions let the asphalt compact and cure properly, which matters in our Mid-Atlantic climate where winter brings plow scraping and road salt.

My driveway or farm surface is worn — resurface or replace?

It depends on the base. If a worn surface still sits on a sound base, resurfacing costs far less than a full rebuild. If we see alligator cracking, rutting, or standing water — a sign the base has failed under repeated loads — the base needs to be rebuilt for the new surface to last.

How long does asphalt last with Townsend’s winters?

With proper base preparation and regular sealcoating, an asphalt driveway or lot commonly lasts 15 to 20+ years, even with the freeze-thaw stress and snowplow scraping a full Mid-Atlantic winter puts on it — less on a farm surface taking constant heavy loads, which is why the base spec matters there.

Harry approached me after seeing our deteriorated driveway and as they were resealing the carparks in the neighborhood across the road, offered a competitive quote. After reviewing, we met a couple of days later and agreed on the work to be completed. It was worked upon the following morning and completed by midday. The work was clean and efficient and I was consulted with Harry at each stage of the process. The driveway is now immaculate and the work was of a high standard, completed in an efficient, expedited and professional manner. Harry was a pleasure to work with and I highly recommend this company in all aspects to a project resealing a driveway back to a high standard for years to come.

Great experience from start to finish! The whole process was easy, fast, and professional. I called around to a few other paving companies and some didn’t even bother to answer the phone. H&H got back to me quickly, came out and gave me a same-day estimate, and even started the work the same day. The quote was straightforward, the work was high quality, and he was very nice, informative, and professional throughout the entire process. I’m very happy with how everything turned out and would definitely recommend H&H Paving to my family and friends. If you’re looking for someone who actually answers the phone and gets the job done, I highly recommend them!
